Ad Hoc Releases October 14th Letter to Members

Log into the Member Section to read the Ad Hoc Committee’s October 14th letter to homeowners and members. The letter, a general status update, discusses the negotiations underway to legally re-open the golf course. The Renaissance Center is mentioned, indicating that work is being done to re-open this valuable asset.

Also mentioned is yours truly: “the Savepalmira website is not an official website of the ad hoc committee and information on that site cannot be considered official”. This is accurate and the letter was first posted in the members section of www.palmiragolfclub.com.

As disclosed in an earlier post, this site exists as a convenience to members, first launched when the club was going through major transition and geographically scattered members were not on any club e-mail distribution lists. I’ve generally strayed from posting rumor and speculation, but I think the comments in themselves have added a unique value and opportunity for our members to collaborate on the current issues. If anything, it’s demonstrated the comradery, family, and unmitigated drive towards our common interest that is the Palmira community.

I will keep updating the member section (until told not to), but you’ll likely hear official announcements first at the official club member site, now that the site is being updated.

Checks Are In, Targets Met

Only one week ago, shrouded by uncertainty and doomed by some to potential failure, the Palmira community came together to make one of the most significant private community turnaround attemps in Southwest Florida.  Through determination and the resilience of our community, residents volunteered early payment in record numbers to drive a capital campaign to save the community in which we live and love.  Initial financial targets have been handily met which will enable a re-launch of Palmira operations and progress towards growth and new equity value.

Much work is ahead of the Ad Hoc Committee before we’re fully out of the woods, yet our most immediate hurdle has been overcome. Check back for continued updates.

New Reciprocals Announced

The Ad Hoc Committee continues to work diligently to resume Club operations as quickly a possible. As we reorganize, nearby clubs have generously extended special arrangements to Palmira members for reciprocal golf and dining. We’re using the term “reciprocal” loosely, as these are obviously one-way arrangements for the time being.

A new tab has been added to the top of this page listing all new reciprocals and available details of those arrangements. This members-only page will be continually updated as new reciprocal arrangements are offered to members.

UPDATED: Committee Releases Statement to Members

[NOTE: Edited to remove 2 small paragraphs that contained financials. Full version is posted in the members section. Also, Renaissance Center fees have just been determined.]

Dear Palmira Homeowners and Members:

As you are aware, the Ronto Group, without prior notice, suspended operations of Palmira Golf and Country Club on September 30, 2008, and at present no services are being provided and no facilities are being maintained.  This action creates a serious and immediate threat to all residents, owners and members of Palmira.  Beyond the impact on our lifestyle of many of you, the absence of a club environment dramatically reduces the value of every residential property in the community.

Ronto has given Grace Lennon the General Manager of the Club  to oversee the golf course facilities.  Grace put together a seven member ad hoc committee comprised of homeowners who has worked tirelessly over the past several days to develop an action plan to protect our community and our individual financial interests.  The committee consists of Peter Corio, Bob Fagliarone, Renate Matthaeus, Frank Percuoco, Ben Potter, Bob Wyant and Bob Turner.  The committee has defined three specific objectives:

  • Protect the long term value of our residential real estate
  • Resume Club operations as quickly a possible
  • Develop a budget and operating plan that is financially stable and sustainable

Considerable progress has been made on the third item.  Budgets with various contingencies have been prepared, all operations have been evaluated and plans developed to maintain essential  services, although cutbacks will be needed during a transition process.  This will include the interim closing of Pronto, Village Grille and clubhouse dining areas.   The Master HOA will temporarily take over operations of the Renaissance Center.   It is anticipated that the cost of the operation of the Renaissance Center will be shared by all homeowners at an approximate annual cost of $600 which will be paid for through our Master HOA dues.  Discussions have been held with key employees who are critical in oversight roles as we move forward.  We hope to re-open as soon as it is lawful, responsible and practical.

Nationally recognized legal counsel has been retained to assist with the complex issues of how to re-open while club ownership is being resolved, and how to protect our long term interests including potential member ownership of the Club.

[Financial requirements removed]

To sum it up, we are all concerned and angry at what has occurred.  We also believe that Palmira is a great community that will survive this crisis, and emerge stronger and more responsive to all its members and residents.  We also believe that despite the terrible economic environment, the demographics favor us and the economy will eventually recover.

To insure the value of our homes, the aggressive approach we have outlined above needs to go forward.  We ask for your trust and participation.

Sincerely,

The Palmira Ad Hoc Committee

The Password Situation

Thank you to all of you who requested passwords in the comments. As mentioned before, there is not a great way to do this but a new process is in place to verify member identities. If you have not yet received an e-mail with a password, then you are not on any of the Club e-mail distribution lists I was able to obtain.

To gain access, click the new “Password Request” link located in the lower left corner of the Palmira golf course photo at the top of this site. Follow the quick steps. You will then be manually verified, so please be patient and watch your e-mail for the password. Also, this password may change occasionally and you will only be notified at the e-mail address provided.

If you already posted a request in the comments of the “savepalmira.com Lockdown” post, there is no need to submit a request. I have your request and will be contacting you ASAP.

Sorry to put you through these extra steps, but it’s necessary to protect member privacy as we work to re-open Palmira. The majority of the content on this site will remain public. The only information that will be password protected would be specific financial details, sensitive documents, and other select information.

UPDATED: savepalmira.com Lockdown

We’re at a point where some sensitive materials may be included in some posts, all of which will be password protected. A box will appear below these posts requesting the password. You should only need to enter it once, then your web browser will remember that you authenticated for future posts.

Initially, the password will be sent to known e-mail addresses of members on file, until I figure out a better way to authenticate users against the member directory. Users of www.theenclaveatpalmira.org member section can use their same password at savepalmira.com.

Importantly, please understand that the purpose of this site as an unofficial discussion forum and communication tool among members. Many of us are not yet at our Palmira homes for the season and communication during this critical time is important as we drive towards our common goal. This is not an official Club news site, not a PR tool, and I am not a member of the Committee. Posts and comments are not always reviewed by Committee members and you may only get a response from fellow members.

All media inquiries should be directed to Grace Lennon, President of the Ad Hoc Committee.

Thanks and I do hope that you find this to be a worthwhile resource.

[EDITED: The site will use a different password than www.theenclaveatpalmira.org. Thank you to all of you that posted requests for passwords in the comments. Clearly, I underestimated the number of members that are not on any Club e-mail distribution list. I have a solution in the works, so look for an upcoming post with instructions on how to obtain a password.]

Palmira 2.0: Golf But No Dining

Members formed Palmira Golf & Country Club, Inc., an entity created after Ronto Group’s departure on September 30. The immediate operational priority is to get the course back in operation as soon as possible, both for membership enjoyment and to prevent a costly repair effort if the course is left unmaintained too long.

Many details are still being finalized, but early indications are that we will operate as a golf club, without food services for an interim period. It is intended that this will become an equity club. The club will return to semi-private status to bring additional revenue.

The Master HOA will take over the Renaissance Center, which will re-open in this initial relaunch phase of club operations. In the long term, every owner will become a member of the Renaissance Center. $500 will be billed to each owner through their neighborhood association for this access.

Membership deposits have been spent by Ronto and no longer exist. If any members are paying their original initiation fees on installments, you should cease payments immediately and make no further payments, as they would go to Ronto.

While not resolved, it is intended to give existing members value for their membership deposits. In other words, members will be exempt from initiation fees for the new club, but the committee will be elaborating further once details are finalized.
